Margin compression is focusing the REIT and multi-res playbook.
For a long time, the formula was relatively straightforward: grow rents, control expenses, grow NOI.
That becomes more difficult when rent growth slows, concessions increase and some of the largest expenses are largely outside an operator’s control.
What’s interesting is how much the conversation has shifted toward aggressively playing both sides of the P&L.
On defence: protecting occupancy, managing concessions and paying closer attention to the costs that can actually be influenced.
On offence: looking for other sources of NOI, including ancillary revenue, selective opportunities and better execution across the portfolio.
One thing seems common to both: the more pressure there is on NOI, the more important it becomes to understand what is happening building by building, before everything gets rolled up into a portfolio result.
We compiled a few observations on what that defence-and-offense playbook looks like for many multi-res and REIT finance teams right now or analyzed within portfolio segments.
